A quick note on how this works

Version 2.0 · Effective 2026-10-09

Jersey Shore Direct (operated by Rent Direct Solutions, LLC under its registered alternate name) helps property owners run their own rentals. We’re a set of tools for the owner — we are not the owner’s agent, and we are not a party to your rental. When you pay by card or bank through our service, we also collect the New Jersey occupancy taxes that apply to your stay, as explained below. A few things worth knowing before you send a request:

You book directly with the owner.

Your reservation, your stay, and any agreement are between you and the property owner. We’re not a party to your booking and we don’t step into it.

No Agency. We are not your agent or the owner’s agent, and nothing here creates a partnership, joint venture, or similar relationship between you and us. We have no authority to bind the owner, and the owner has no authority to bind us. Our collection of occupancy taxes on card and bank payments, described below, does not make us a party to your rental or the owner’s agent in it.

Your rental money goes to the owner — never to us.

There are two ways to pay. Card and bank payments are processed by Stripe on the owner’s own Stripe account: your rent, fees, and any security deposit go directly to the owner, and we never receive or hold them. Direct payments (Venmo, PayPal, Zelle, check) you arrange with the owner yourself, entirely outside our systems. Beginning on the date we announce on our service, when you pay by card or bank through our service, we also collect in the same charge the New Jersey state and local occupancy taxes that apply to your stay, at the rate for the property’s municipality. The tax portion is transferred to us automatically, we hold it only to remit it to the State of New Jersey and the applicable municipality, and it is shown to you clearly, separately from the rent, before you pay. If a payment is refunded, the tax on the refunded amount is refunded to you as well. Before that date, we do not collect any taxes. If anyone ever asks you to pay US for a rental, that’s not right — your rental payment always goes to the owner; the only money we receive is the occupancy tax collected on card and bank payments.

If you pay the owner directly, any occupancy tax that applies to your booking is the owner’s responsibility to collect and remit, and any tax you pay in that case is paid to the owner, not to us.

The owner runs the show.

Pricing, availability, house rules, the rental agreement, check-in details, cancellations, and refunds are all set by the owner. Questions about your stay go to them.

We’re not responsible for the rental.

Because we just provide the owner’s tools, we aren’t responsible for the property, the booking, your rental payments to the owner, or any dispute with the owner, except for our own gross negligence or willful misconduct and our own obligations regarding the occupancy taxes we collect, as described above. Those matters are between you and the owner. We provide the software "as is" and, to the fullest extent the law allows, without warranties of any kind, express or implied — though nothing here limits any right or warranty that applicable law does not let us disclaim.

How we use your info.

When you send a request, we pass your name, email, phone, and message to the property owner so they can get back to you — that’s the whole point of the request. We use it to operate the service and don’t sell it. If you pay by card or bank through our service, we also keep the information we need to calculate, collect, report, and remit the occupancy tax on your stay, and we may share it with the New Jersey Division of Taxation or a municipal taxing authority as the law requires. The owner will contact you directly about your booking. Our Privacy Policy, at jerseyshoredirect.com/privacy, explains more.

If you ever have a dispute with us.

Disputes about your stay belong with the owner — that’s who you’re renting from. For any dispute with US about the Service itself, you and we agree to resolve it by individual arbitration rather than in court, as follows:

BINDING ARBITRATION AGREEMENT — PLEASE READ CAREFULLY. THIS SECTION AFFECTS YOUR LEGAL RIGHTS, INCLUDING YOUR RIGHT TO SUE IN COURT AND TO A JURY TRIAL.

BINDING ARBITRATION; WAIVER OF JURY TRIAL AND CLASS ACTIONS. YOU AND RENT DIRECT SOLUTIONS, LLC AGREE THAT, INSTEAD OF SUING IN COURT, ANY DISPUTE ARISING OUT OF OR RELATING TO THE SERVICE OR THESE TERMS (OTHER THAN a small-claims-eligible dispute) SHALL BE RESOLVED BY BINDING ARBITRATION ADMINISTERED BY THE AMERICAN ARBITRATION ASSOCIATION UNDER ITS CONSUMER ARBITRATION RULES, AND NOT BY A JUDGE OR JURY IN COURT. YOU AND WE EACH GIVE UP THE RIGHT TO SUE THE OTHER IN COURT AND THE RIGHT TO A JURY TRIAL. CLAIMS MAY BE BROUGHT ONLY IN AN INDIVIDUAL CAPACITY, AND NOT AS A PLAINTIFF OR CLASS MEMBER IN ANY PURPORTED CLASS, COLLECTIVE, OR REPRESENTATIVE PROCEEDING. This provision is governed by the Federal Arbitration Act; it applies to disputes with Rent Direct Solutions, LLC only and does not affect any agreement between you and a property owner.

Before starting arbitration, either of us will give the other written notice of the dispute, and we will try in good faith to resolve it informally for thirty (30) days; any time limit for bringing a claim is paused during that period. Any arbitration hearing will be held by videoconference or in the New Jersey county where you live or in Somerset County, New Jersey, whichever you choose, and the arbitrator’s fees will be allocated as the American Arbitration Association’s Consumer Arbitration Rules provide. The arbitrator will apply New Jersey law, may award on an individual basis any relief a court could award, and may not award relief on a class, collective, or representative basis. If the class, collective, and representative-action waiver is held unenforceable as to any claim, that claim will proceed in court and not in arbitration, and the rest of this arbitration provision will continue to apply to all other claims. Nothing in this section prevents you from filing a complaint with, or participating in an investigation by, any government agency, including the New Jersey Division of Consumer Affairs. This arbitration provision continues to apply after your use of our service ends.

A few legal housekeeping points.

New Jersey law governs this note, and the Federal Arbitration Act governs the arbitration provision above. If any part of this note is held unenforceable, that part will be limited to the minimum extent necessary and the rest will continue to apply. We may update this note from time to time; the version and the date you acknowledged it are recorded, and a change applies only going forward and not to any dispute that began before it took effect. Nothing in this note limits any right you have under New Jersey law or other applicable law that cannot be waived or limited by agreement.

In short: You’re dealing directly with the owner, your rental payment goes to them — never to us, apart from the occupancy tax we collect and remit on card and bank payments — and we’re here to give owners the tools to host you well.
