Rent Direct Solutions, LLC — operating under its registered alternate name “Jersey Shore Direct”

Version 3.0 · Effective 2026-10-12

This Privacy Policy explains how Rent Direct Solutions, LLC, operating under its registered alternate name "Jersey Shore Direct" ("we," "us," or "our"), collects and uses information through the Jersey Shore Direct service (the "Service"). We provide software tools to property owners. Rental money moves directly between guest and owner: online card and bank payments are processed by Stripe on the owner’s own Stripe account, and the rental funds (rent, fees, and security deposits) settle directly to the owner, and direct payments (Venmo, PayPal, Zelle, check, cash) are arranged entirely between guest and owner. Rental proceeds never pass through our accounts. The only guest funds we receive are the New Jersey state and local occupancy taxes collected on online card and bank payments, which we hold solely for remittance to the taxing authorities, beginning on the date we announce on the Service.

1. Who This Applies To

The Service is used by two kinds of people: owners, who create an account to list and manage their rentals, and guests, who send booking requests to owners through an owner’s listing page. This policy covers both.

2. Information We Collect

From owners (account holders): your name, email address, phone number, password (stored in encrypted form by our authentication provider), the property and listing details you enter, your payment-instructions text, and your acceptance of our Owner Terms of Service (version and timestamp).

Owner tax and certification information: your unit-count attestation, your direct-payment tax attestation, and your tax-status certifications under the Owner Terms (including the date, the version, and the account that gave each), together with the municipality of each property. We do not collect or store your tax-registration number. If we ask you for evidence of registration in response to a governmental inquiry or where we reasonably suspect that an attestation is inaccurate, we review it and record that we reviewed it, and we do not retain the registration number.

From guests (booking requesters): the name, email address, phone number, party size, and message you submit with a booking request, your requested dates, and your acknowledgement of our Guest Terms (version and timestamp).

Electronic signatures: when you sign a rental agreement or lease through the Service, we record the typed name you sign with, the date and time, and your IP address, and we attach them to the executed document as its signing certificate. Executed copies are stored and emailed to the parties.

Rental payments (guests): when a guest pays an owner by card or bank through the Service, the payment details are collected and processed directly by Stripe on the owner’s Stripe account — we never receive or store card or bank numbers; we store the payment’s status, amount, method, and, once we collect occupancy taxes, the tax calculated, collected, refunded, and remitted on it, together with the booking dates and the property’s municipality, so the booking’s and the tax records stay accurate. A guest who plans to pay by Venmo or PayPal may save that handle with their booking so the owner knows where to send a request; direct payments themselves happen outside the Service, and we store only the owner’s record of them.

Identity verification: where an owner requests it, guest (and winter co-tenant) identity checks are performed by Stripe Identity. The photo ID and selfie go to Stripe, not to us; we store the verification status and the verified name.

Subscription billing (owners only): when an owner subscribes, payment card details are collected and processed directly by our payment processor, Stripe. We do not receive or store full card numbers; we receive limited billing status and a customer identifier from Stripe.

Automatically: basic technical data such as log and device information that our hosting provider records to operate and secure the Service.

3. How We Use Information

  • To operate the Service — create and manage owner accounts, publish listings, and deliver booking requests to the relevant owner.
  • To connect guests and owners: when a guest sends a request, we share the guest’s request details with the owner of that listing so the owner can respond directly.
  • To manage owner subscriptions and billing through Stripe.
  • To calculate, collect, report, and remit occupancy taxes, to maintain the records that tax law requires, and to evaluate and act on owner tax attestations and certifications.
  • To promote the Service, including by displaying an owner’s listing content (such as listing photographs) in our own marketing and advertising, as permitted by the Owner Terms.
  • To secure the Service, prevent abuse, and comply with legal obligations.
  • To communicate with owners about their account or the Service, including subscription renewal, price-change, billing, and tax-collection notices.

4. How Information Is Shared

Between guests and owners. The core function of the Service is to pass a guest’s booking-request details to the property owner. When you send a request as a guest, your information is shared with that owner so they can contact you directly. Owners are independent operators responsible for their own handling of guest information.

With service providers. We use trusted third parties to run the Service:

  • Supabase — database, authentication, and file storage
  • Stripe — payment processing (rental payments on owners’ own Stripe accounts, the transfer of collected occupancy taxes to us, and owner subscriptions), and identity verification
  • Resend — transactional and marketing email delivery (booking, agreement, payment, check-in, renewal, and, for guests who opt in, marketing emails)
  • Vercel — website hosting and delivery.

With advertising platforms. When we run our own advertising that features an owner’s listing content, we provide that content to the advertising platform (such as a social-media or search platform) so that it can display the advertisement. We do not provide guests’ personal information to advertising platforms for that purpose.

With taxing authorities. We report information about bookings on which we collect occupancy taxes, and about the owners and properties involved, to the New Jersey Division of Taxation and to municipal taxing authorities as required to remit taxes, and we disclose it in response to a lawful audit or request.

These providers process data on our behalf to provide their services. We do not sell your personal information.

For legal reasons. We may disclose information where we believe in good faith that disclosure is required by applicable law, regulation, legal process, or governmental request, or where necessary to detect, prevent, or address fraud, security, or technical issues, or to protect the rights, property, or safety of the Company, our users, or others, in each case to the extent permitted by applicable law. In the event of a merger, acquisition, financing, or sale of all or substantially all of our assets, information may be transferred as part of that transaction, subject to this Policy or a materially equivalent successor policy.

5. Payments

Rental payments run between guest and owner, two ways. Card and bank payments are processed by Stripe on the owner’s own Stripe account — the rental funds (rent, fees, and any security deposit) go directly to the owner, we never hold them, and we never see card or bank numbers. Beginning on the date we announce on the Service, we also collect, as part of the same card or bank charge, the New Jersey state and local occupancy taxes that apply to the booking, at the rate for the property’s municipality; Stripe transfers that tax portion, and only that portion, to us automatically. We hold collected occupancy taxes solely for remittance to the taxing authorities; they are shown to the guest clearly before the guest pays, and if a payment is refunded, the corresponding tax is returned and we surrender the corresponding amount. Direct payments (Venmo, PayPal, Zelle, check, cash) are arranged between guest and owner entirely outside the Service; the owner records them so the booking’s paperwork stays accurate, and any occupancy tax on a direct payment is the owner’s responsibility and is not collected by us. The only payments we take for ourselves are owner subscription fees, processed by Stripe under Stripe’s own privacy terms; occupancy taxes we collect are held for the taxing authorities and are not payments to us for our own account.

6. Data Retention

We keep tax records, including records of occupancy taxes calculated, collected, refunded, and remitted, for at least as long as New Jersey law requires. We keep all other account and booking information, including records of Terms acceptance, of owner attestations and certifications, and of executed rental agreements, for as long as the account and its bookings exist, and we do not currently apply a fixed deletion schedule to this information. Owners may request deletion of their account as described in Section 7. Where applicable law gives you a right to have personal information deleted, we will honor that right as the law requires, subject to our right to retain information as required by law or as necessary to resolve disputes, enforce our agreements, or defend legal claims.

7. Your Choices

Owners can view and update their account details within the Service, and may request account deletion. Guests who have sent a request and wish to have their request information addressed can contact us, and can also contact the owner they dealt with directly. To make a request, use the contact point in Section 9.

To the extent applicable law, including the New Jersey Data Privacy Act, gives you the right to access, correct, delete, or obtain a copy of personal information we hold about you, or to opt out of targeted advertising, the sale of personal information, or profiling, you may exercise that right through the contact point in Section 9, and we will respond within the period applicable law requires. If we decline a request, we will tell you why and explain any right you have to appeal. We will not discriminate against you for exercising a right under applicable law. We do not sell personal information, and we do not use personal information for targeted advertising or profiling.

8. Security

We use reputable providers with industry-standard safeguards, and access controls that limit each owner to their own data. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. In the event of a breach of security affecting your personal information, we will notify you and take other actions as required by applicable law, including the New Jersey Identity Theft Prevention Act, N.J.S.A. 56:8-161 et seq. Except where applicable law does not permit such limitation, our liability for any unauthorized access to or disclosure of your information is limited as set forth in the Owner Terms of Service or Guest Terms, as applicable to you, and nothing in this Section limits any right or remedy you have under law that may not be waived.

10. Children

The Service is intended for adults and is not directed to children. We do not knowingly collect personal information from children under 13 within the meaning of the federal Children’s Online Privacy Protection Act, and we do not knowingly process the personal information of a known child between 13 and 16 years of age for targeted advertising, the sale of personal information, or profiling, within the meaning of the New Jersey Data Privacy Act, without the consent required by that Act. If you believe a child has provided information to us, contact us at the address in Section 9 and we will investigate and delete the information as appropriate.

11. Changes

We may update this policy from time to time. The version and effective date above will change when we do, and material changes will be reflected on this page and, for owners, communicated by email. A material change in how we use or share personal information applies only to information collected after the change takes effect, unless we obtain your consent to apply it to information we already hold or applicable law permits otherwise.
